The socialite has been dating the Las Vegas club boss for just over a year.
A source tells UsMagazine.com, "They are broken up. It's sad. She cares about him a lot and thinks he's a great guy but they really hit a rough patch."
That 'rough patch' features in Hilton's new reality TV show The World According to Paris - the hotel heiress is seen lashing out at her boyfriend in a club.
During their romance, Hilton was arrested for cocaine possession during a night out in Las Vegas with her beau, Waits fought off an intruder at her Hollywood home, and, in April, the club boss was attacked outside court in Los Angeles when he arrived to support his girlfriend as she testified against the man who broke into her home.
Hilton's publicist had not responded to requests for a statement.
